Why your Dubai real estate agency isn't showing on Google Maps (and how to fix it)
Seven common reasons Dubai real estate agencies are missing from the Google Maps results, and the practical fixes that give your profile a fair chance to appear.

Search for "real estate agency Dubai Marina" on your phone. Before any website appears, Google shows a map and a short list of agencies. That list is where many buyers, tenants and landlords decide who to call. If your agency isn't in it, you can have a beautiful website and still be invisible at the moment it matters.
The good news: most agencies that don't appear are held back by a small number of fixable problems. Here are the ones we see most often in Dubai, roughly in order of how common they are.
First, how Google decides who appears
Google says local results are based mainly on three things:
- Relevance: how well your profile matches what someone searched for.
- Distance: how far your business is from the searcher, or from the area named in the search.
- Prominence: how well known and trusted your business is, based on reviews, links, mentions and more.
You can't move your office closer to every buyer, so the work is about relevance and prominence. Every fix below improves one or both.
1. Your primary category is wrong
This is the single most common problem. Your primary category tells Google what kind of business you are. We regularly see agencies listed as "Corporate office", "Consultant" or "Property investment company" when buyers are searching for a Real estate agency.
Fix: set your primary category to the one that best matches what most of your clients search for. For most brokerages that's "Real estate agency" or "Real estate agent". Then add secondary categories only if they're genuinely true, for example "Property management company" if you manage units.
2. The profile is incomplete
Missing opening hours, no website link, no description, a handful of old photos. An incomplete profile gives Google less to match and gives buyers less reason to choose you.
Fix: fill in every field that applies:
- Business description (up to 750 characters) that says what you do and which communities you cover, written for people, not stuffed with keywords.
- Opening hours, including special hours for Eid and public holidays.
- Services, with a short description of each (sales, leasing, off-plan, property management).
- Your website link, pointing to the most relevant page rather than always the homepage.
- A phone number that is answered during business hours.
3. Your business name is stuffed with keywords
"Best Real Estate Dubai Marina Downtown JVC Luxury Properties" is tempting, but it breaks Google's guidelines. Profiles with keyword-stuffed names can be edited by other users, reported by competitors or suspended.
Fix: use your real, registered trading name, the same one on your trade licence, signage and website. Put area and service information in the description, services and your website instead.
4. You have too few reviews, or old ones
Reviews are one of the clearest prominence signals, and they are what buyers read when they compare three agencies side by side. An agency with 14 reviews, the newest from 2023, competes badly against one with 180 reviews from the past few months, even if the service is better.
Fix: build asking for reviews into your process. The best moments are right after a key handover, a smooth move-in, or a successful sale. Send a direct review link by email (and by WhatsApp only to clients who have agreed to be contacted that way). Reply to every review, positive or negative, politely and without sharing private details.
Never buy reviews or offer incentives for positive ones. It breaks Google's policies, and profiles caught doing it can lose their reviews or be removed entirely.
5. Your details don't match across the web
Your office moved from Al Barsha to Business Bay two years ago, but your old address is still on your website footer, on a few directories and in an old Facebook page. Or your profile shows a landline while your website shows three different mobile numbers.
Fix: decide on one exact version of your name, address and main phone number. Use it on your Google Business Profile, your website (ideally in the footer and on your contact page), and the directories that matter in the UAE. Consistency helps Google feel confident it's looking at one real business.
6. Your website doesn't support the profile
Your Google profile and your website work as a pair. If the profile links to a homepage that says "Welcome to our website" with no mention of the areas or services you cover, Google has less evidence that you're relevant for "villas for sale Palm Jumeirah".
Fix:
- Make sure your homepage title and first heading say what you do and where, for example "Real estate agency in Dubai Marina & JBR".
- Create dedicated pages for your main services and the communities you truly work in.
- Add LocalBusiness or RealEstateAgent structured data with the same name, address and phone as your profile.
- Make it fast on mobile. Many buyers find you on their phone, and a slow page loses them.
7. The profile isn't verified, or it's a duplicate
Sometimes an agency has two profiles: one created by a former employee years ago, and a newer one. Or the profile was never fully verified. Duplicates split your reviews and confuse Google.
Fix: check that you own and have verified your profile. Search for your agency name on Google Maps and look for duplicates or old listings; request that duplicates be merged or removed through Google Business Profile support.
What about agencies without a walk-in office?
If you work from a shared office or you don't receive visitors, you may need to set your profile up as a service-area business and hide your address. Be honest about how you operate: Google's guidelines are strict about virtual offices and co-working addresses, and using an address where you don't really work can lead to suspension.
A realistic timeline
Fixing categories, completing the profile and correcting your details can be done in a week or two. Google usually picks up changes within days to a few weeks, although it varies. Building reviews, local pages and mentions is ongoing work that pays off over months, not days.
Be wary of anyone who promises you a top-three spot. Nobody controls Google's results. What you can control is making sure your agency is a complete, trustworthy and relevant option every time someone nearby searches.
